Case study: Developer Lead Design Build – Convention Center Hotel
The Hyatt Regency at Oregon Convention Center is a developer led design-build project. This program will explore an overview as well as the history of the project which was many years in the making. We will explore why design-build was chosen in general and, more specifically, why developer led design-build was chosen as the delivery method. Additionally, we will provide discussion and examples of why the Mortenson Development Inc. model has been used so successfully on numerous projects. This will offer an interesting perspective into design-build since the majority of these efforts are contractor led. Along the way we will examine specific challenges, successes and lessons learned throughout the life of this project from inception through design phase and construction.

Mike Clifford-Mortenson
During Mike’s 19-year career with Mortenson, he has led the construction efforts of a wide variety of noteworthy and award winning projects in Washington and Oregon, all with a keen focus on innovation and delivering superior customer satisfaction. His resume includes all project delivery types with an emphasis on design-build and other alternative delivery methods. Mike’s dedication and involvement in the greater Portland construction community, while building projects in Oregon, led Mortenson Construction to open a permanent office in Portland in 2012. As well, Mike has served as the project director for the Hyatt Regency at the Oregon Convention Center and OCC Garage projects.
Mike received both his Bachelor of Arts in Architecture and Bachelor of Science in Construction Management from the University of Washington. He is a certified associate by the Design-Build Institute of America and a LEED Accredited Professional. Mike is a former President of SafeBuild Alliance, and former Board Member of the Design Build Institute of America – Oregon Chapter.
Terry Gruenhagen – ESG
Terry provides focus and leadership on the projects he manages, with his scope of work ranging from the finest detail to the big picture. Similarly, his portfolio encompasses a variety of project types including multiphase master planning, hospitality, corporate and commercial projects, and mixed-use residential projects. His intent is to fulfill his belief in the true role of the architect: Working on behalf of clients by making sound decisions, maximizing design potential, and meeting schedule requirements and budget constraints, so that completed buildings function as intended for owners and users.
Terry’s long list of repeat clients attests to his expertise. It also reflects his leadership style. He’s a navigator for his clients, guiding them through the design and construction process, and helping them evaluate approaches based on merit, advantages and disadvantages. Terry believes every challenge has a variety of solutions. His role is to find the best option for his clients. Always thinking beyond the easy answer, Terry seeks out the better solution while making sure his clients and collaborators fully understand the details and implications of their decision making.
Bob Solfelt – Mortenson Development Inc.
As Senior Vice President, Bob provides overall direction and management of all facets of Mortenson’s commercial real estate business including strategy, financing, partner, development, acquisitions and marketing. He has a depth of market knowledge and industry expertise, including entitlements, leasing and financing, and works seamlessly with Mortenson’s construction teams to provide services related to design, construction and building turnover.
